THE FLEX SPACE
MASTERMIND

Two days behind closed doors with the operators building Flex Garages and the capital backing them.

GREENSBORO · NC · 15th - 17th September 2026

Why This Room Exists

One Clear Plan to Get Your First Flex Garage Built.

The Flex Mastermind exists because of one problem: most people who understand this model never build anything.

Not because they lack capital. Not because the market isn't there. Because they never get the clarity that only comes from standing on a real site, talking to a real GC, and seeing exactly how the numbers work on a deal that's already done.

This is that room.

Twenty seats. Two days. You leave with a plan, not a notebook full of ideas.

ABOUT THE HOST

Mark McDaniel.

Mark isn't teaching theory. He's teaching what he's actively building.

He's developed homes, car washes, restaurants, and is currently mid-build on a wedding venue. He's been in commercial real estate long enough to have done it all and after all of it, he chose this. Not because it was trendy. Because nothing else came close.

A few years back, he made the switch to light industrial flex garages and never looked back. Multiple projects completed, more breaking ground now, and over 300 students already working through the same system he uses himself.

Over 300 people have now gone through his training. Some are in early research. Others are already mid-build on their first project. A few are scaling to their second and third site.

The Flex Mastermind isn't a seminar. It's two days alongside the person who's actually doing this on the ground, at live sites, in Greensboro. You'll see the land, walk the build, and hear directly from the tenants who are already locked in.

What This Isn't

No stage. No pitch deck. No filler.

No stage.
No pitch deck.
No filler.

This isn't a conference, a launch event, or a high-priced hangout. There's no headline speaker selling backend coaching. There are no breakout rooms with strangers introducing themselves for the third time.

It's an operator room and it's organized around three things only.

How It's Built

01
The Deal

Two days in Greensboro built around real assets, not theory. A private bus, two active Flex Garage sites, and Mark's civil engineer, building supplier, and general contractor walking the ground alongside you. You'll see exactly how these projects come together from dirt to leased unit.

02
The Playbook

We open the books on everything. Real capital stacks, actual build costs, zoning frameworks, GC contracts, and the demand testing system that pulled 250 inquiries from a single unpaid post. Every number, every mistake, every system laid out across two days on real sites with the real people who built them.

03
The Bench

Sixteen seats means you're not in a crowd you're in a room. Two days alongside operators, builders, brokers, and investors who are already moving in this niche. The relationships you'll leave with typically take years to find.

The group comes together for the first time in a private room. Introductions, deals on the table, and the conversation that sets the tone for everything that follows. This is where the room finds its rhythm.

How It's Built

If you see yourself here, apply

Single-family operators

Margins compressing. Looking for a model that pencils at today's rates.

Capital-heavy professionals

High income, capital ready, no time to learn flex industrial alone.

Small developers

Already build. Want a niche with better risk-adjusted returns.

Owners with land or assets

Sitting on capital or dirt. Want to deploy it into the right product.

The Market Isn't Waiting.
Neither Should You.

The investors who own a niche are always the ones who moved before it was obvious. Right now, Flex Garages are at that inflection point real demand, almost no supply, and a window that won't stay open indefinitely.

This event exists for one reason: to help you get your first project built. Not to talk about real estate. Not to network for the sake of it. To get you from "I'm interested" to "I'm breaking ground."

If that's where you are, we'd like to have you in the room.
